DANGEROUS AND UNFAVORABLE EXOGENOUS GEOLOGICAL PROCESSES
A significant part of the design area is occupied by slopes of different steepness, floodplain, as well as artificially planned terrain areas (including ravines and gullies filled with soil). Active construction on such sites can lead to the activation of landslide, suffusion and other unfavorable exogenous geological processes. According to the peculiarities of the manifestation of dangerous and unfavorable processes, the slopes of the river valley and small erosive forms of different steepness, as well as the surface of the floodplain were assigned to the territories with the least favorable conditions for development (3 and 4), and sections of artificially laid slopes, fragments of terraces and subhorizontal surfaces of the interfluve – to the most favorable (1 and 2). The assessment was also based on the materials of field observations of the manifestations of dangerous and unfavorable exogenous geological processes in the territory of the proposed renovation project.

SOIL POLLUTION
Basically, the excess of heavy metal content standards within the projected territory were noted in industrial zones and in certain areas of dilapidated buildings (and not only on the soil surface). The soils of the floodplain are mostly clean, but in the central part there are significant (5-10 times) exceedances in Sc and As. The source can be either an old railway or (more likely) urban surface runoff.

EXISTING FLOODING LINE
Most of the territory is currently in the zone of possible flooding and is occupied by temporary (non-capital) or ramshackle buildings. In the existing residential development, along Saltykov-Shchedrin Street, there are emergency residential buildings that are subject to relocation.

FORMATION OF THE NEW FLOODING LINE
To create a water protective embankment and a new residential development, it is proposed to buy out existing ramshackle and used for not for it's intended purpose buildings at the expense of the budget and investors.
